In this segment, which aired Jul. 25, 2023, Leino talks about his role as a land use attorney and how he helps his clients navigate the complex world of land use law.

“Land use is the focus on permitting and the use of the land, so when you buy a property and try to change the use from residential to commercial, for example, that requires a land use attorney,” explained Leino. “It’s more about how the property gets used or gets permitted to get used.”

Leino goes on to explain common scenarios wherein having a land use attorney on your side is a good idea: “If you have just purchased land and you’re looking to build for commercial use, you’re going to have paving, a building…[etc.] and you need someone like me to figure out where you need special exceptions and variances.” From understanding if you have enough parking to considering winter snow storage, Leino explains a site plan review is critical.

As for trends? Leino describes the rising need for new homes, affordability of housing, and desire to conserve land and aspects of the New Hampshire outdoors that make it such an attractive option.
